Annual Inspections

During an annual inspection, a technician is able to identify damaged or failing parts, excessive build up or corrosion and potential health risks to you and your family. This assessment of your heating and cooling system allows us to address issues before they cause long term damage or premature failure to your equipment.

Will your system be ready to handle this year's temperatures?

Regular preventive maintenance, performed twice a year (once for heating and once for cooling), can help your system keep up with seasonal temperature swings. Plus, it can increase the performance of your HVAC system as a whole and help you avoid costly emergency repairs—because no one wants to be left without heat in the middle of a snowstorm or cooling during a heatwave. While most newer heating and cooling systems require little maintenance, a quick tune-up can greatly extend the life of your equipment, ensuring it always runs at peak efficiency.

Maintenance checklist

Bi-annual preventative maintenance will ensure that your system runs as efficiently as possible. Your Gas Pros technician has a comprehensive checklist to follow that we have consistently updated over the past 20 years to keep up with today's equipment and technologies.

Some key check list items include:

Inspect unit for proper refrigerant level

Clean dirt, leaves and debris from exterior cabinet

Inspect base pan for restricted drain openings

Inspect condenser coil and cabinet—clean as needed

Inspect fan motor and fan blades for wear and damage

Take readings from electrical components to make sure they are within specs

Examine condensate lines for blockages

Inspect blower assembly (includes blower housing, blower wheel and motor)

On older models, lubricate motor and inspect and replace fan belt if needed

Check combustion blower housing for lint and debris and clean as necessary

Inspect condensate drain lines. Clean as needed

Inspect for gas leaks in gas furnaces

Inspect burner assembly—clean and adjust as needed.

Inspect control box, associated controls, wiring and connections

Clean or replace air filters

Take temperature readings of conditioned/unconditioned air—adjust for optimal operation as needed

Check gas pressure
